New build

From the plot to the keys. It is the work where the most things depend on each other, which makes it the work that most depends on a schedule that holds.

What decides the price

The structure and the foundations. What sits under the floor is invisible from the plot, and it is where a new-build quote is won or lost.

What eats the schedule

Permits and curing times. Concrete does not dry faster because you asked nicely.

Remodelling

Changing what is already there: taking down walls, redoing services, replacing what has aged. It is where the surprises live, because half of what you will find is behind a wall.

What decides the price

The state of the services behind the wall. Seventies plumbing changes the price of a bathroom entirely.

What eats the schedule

Whatever turns up when you open it. That is why the site visit comes before the price.

Refurbishment

Bringing a place back up without touching the structure: paint, floors, joinery, isolated plumbing. It is the work that fits in a short window between two uses.

What decides the price

Area and access. Painting three hundred square metres on a fifth floor with no lift is not the same job as three hundred at street level.

What eats the schedule

The window you get. An empty house is worked all day; an open hotel is worked when the rooms are free.
