What usually goes wrong in this kind of job
Counting the schedule to the end of the works
Between the last coat of paint and the sale there is still snagging, corrections and the occupancy certificate. Book the sale for the week after the works and you have booked the wrong month.
Choosing finishes for yourself
Somebody else is going to live there. An expensive finish that does not show up in the listing photographs is money that does not come back on the sale.
Measuring only at the end
A job measured monthly shows the overrun while there is still time to correct it. Measured at the end, it shows up as an invoice.
