Refurbishment
This is the work you fit into the window that exists: between two seasons, between two tenants, between the last night and the reopening. The structure is not touched — the clock is what rules.

What decides the price
Area and access. Painting three hundred square metres on a fifth floor with no lift is not the same job as three hundred at street level.

The window you get. An empty house is worked all day; an open hotel is worked when the rooms are free.

Preparation and protection
Cover what stays, remove what goes. In an occupied house or a hotel between seasons, this is what separates a refurbishment from a mess.

Surface work
Filling cracks, dealing with visible damp, sanding. This is the stage that decides whether the paint lasts three years or three months.

Paint and floors
What changes the face of the place. It goes in this order because paint over a new floor is the most expensive way to paint.

Joinery and metalwork
Doors, skirtings, cupboards, railings. They come at the end so they do not collect paint or sanding dust.

Cleaning and reopening
The space has to be ready to use on the day, not ready to clean.
What we ask before giving a price
- Between which dates is the space free to be worked on?
- Will it be in use during the work, or completely empty?
- Are there hours when no noise is allowed?
- How many square metres, on which floor, and with what access?
The mistakes that cost money
Painting over the problem
Damp covered with paint comes back in the first wet season, and it brings the whole paint job with it.
Ordering materials at the last minute
In a two-week window, a floor with a three-week lead time is the end of the calendar — and no amount of people fixes that.
Booking the reopening for cleaning day
A finished space is not a ready space. A day has to fit between the last coat and the first visitor.
